Buildings consume 40% of all energy that is produced in the EU and contribute a similar proportion of Europe’s carbon emissions. If we are to make the transition to a genuinely sustainable economy, we need to address how we build and maintain buildings.

High-tech sustainable developments

Technologies and techniques are available to build new properties using sustainable materials and design. These buildings consume much lower amounts of energy and emit less carbon, making a major impact on a traditionally highly carbon inefficient industry. This presents an exciting opportunity for Triodos Bank to be part of building the future.

Preserving the old, updating the new

The majority of buildings around us today are still likely to be here in 50 years’ time and many historic buildings will continue to be preserved for the cultural role that they play.

For existing properties, renovation and retrofitting projects can dramatically improve the sustainability of a building – including insulation measures, low-energy lighting and heating, advanced control systems and low-energy appliances. The way in which a property is used also plays a huge role in its overall impact; for example, the degree to which an office building is kept fully occupied and uses telecommunication technology such as videoconferencing to reduce business travel.

We have set priorities about what to finance and how to extend our impact through our activities based on our experience and expertise in these sectors.

We aim to be a leader in impact-driven reporting in the financial industry. Our focus is on managing impact in ways that improve people’s quality of life and on communicating this impact to our stakeholders.

Sustainable property and residential mortgages

As well as offering green mortgages that incentivise households to reduce their carbon footprint, Triodos Bank and Triodos Investment Management finance new building developments and renovation projects for properties to reach high sustainability standards.

In 2022, Triodos Bank and Triodos Investment Management financed directly via retail banking and via sustainable property approximately 24,800 homes and apartments (2021: 21,700), an increase of 14% mainly due to growth in the residential mortgage portfolio.
Of the properties in the residential mortgage portfolio, about 56% have an energy label of A or higher, 27% have an energy label between B and G, and the energy label of 17% has not yet been reported.

We also financed about 470 commercial property buildings (2021: 480, buildings only) comprising approximately 871,000 m2 for office and other commercial space (2021: 957,000m2).

Nature development and Forestry

In 2022, we financed approximately 33,900 hectares of nature and conservation land and sustainable forestry (2021: 33,400 hectares), representing around 450m2 of land per customer. This land is important for the sequestration or absorption of CO2 from the atmosphere.
